How can I view one of your properties?
Simply call or fill out our online form and we will arrange a showing. You will normally be able to view any of our properties within 48 hours if not sooner.
How much will I need to pay in the first month?
Rental prices vary depending on several factors, namely, the quality and location of property and the quality of any furnishings included. Typically to move in you will need a minimum of one month's rent and deposit.
What references will I need to provide?
For your application you will need an employer reference as well as a reference from your previous landlord. You will also need 3 personal references from someone other than family members (known for at least 3 years). Lastly, you will need to provide proof of identity (i.e. passport or driving license), and also proof of address (i.e. a recent bank statement or a utility bill).
What if I am a full time student or unemployed?
No problem. All we need if you're a student is a letter from your college or university confirming your course, a personal reference and, if under 21 years old or unemployed, a financial co-signer.
What if I have bad credit?
We determine your ability to rent based on more than just a credit score. Your personal references and current employment, for example, play a large roll in determining your ability to rent from us. Not everyone has perfect credit and we are aware of this and do take other factors into consideration.
How long will it take before I can move in?
Assuming the Property is vacant, normally around 5 working days. A lot depends on how quickly you are able to supply us with your completed application. Once you have paid your deposit, we will hold the property for you for up to 7 days or possibly longer by negotiation.
When do I pay the first months rent?
The first months rent is paid once you actually sign the lease. At that point you will also receive the keys to your apartment.
When will I get my deposit back?
Your deposit will be refunded subject to the property being left in a satisfactory condition and proof that all final utility bills have been paid.
Define 'satisfactory condition'?
The property should be left in a condition it was in when you first moved in allowing the property to be immediately re-rented.
What length of lease is available?
All our leases initially run for a twelve month period (other periods can be discussed). After the initial twelve months your lease automatically converts to a month-to-month rental agreement which requires you give us one full months written notice to end the agreement and vacate the property.
